Before your arrival, we kindly ask that you review and agree to the following terms and conditions to ensure an enjoyable stay for everyone:
1.) Maximum Guests: This unit accommodates up to 4 guests. At least one guest must be 25 years or older, as required by the HOA.
2.) No Parties or Events: Hosting parties (6+ people) or events in this unit is not permitted.
3.) Non-Smoking Policy: Smoking and vaping are prohibited inside the unit and on the balcony.
4.) No Illegal Substances: The use of illegal drugs (including marijuana) or related paraphernalia is strictly prohibited in line with state and federal guidelines.
5.) No Pets Policy: Due to the owner’s severe allergies, pets (including service and emotional support animals) are not allowed.
6.) No Wall or Railing Fixtures: Please avoid attaching items like command strips, bird feeders, flags, signage, or lights to walls, floors, or railings.
7.) No Subletting: Subletting the property or entering into rental agreements is not allowed.
8.) Check-Out: Check-out is at 11:00 am ET. If you need a late check-out, contact us ahead of time to explore options.
9.) Fireplace Use: The wood-burning fireplace is sealed and not in use due to safety concerns caused by high winds.
10.) Parking: Free guest parking is available by the guard station with a shuttle to the lobby entrance. Guests with handicap permits may park at the top if spaces are available.
11.) Kindness to Staff: Be kind to the staff—they’re here to help. Please note there is no valet service. Carts are available for your convenience.
12.) Cart Etiquette: Please leave luggage or shopping carts outside your door in the hallway and carry bags into the unit.
Important Notes:
Violating these rules may result in immediate eviction without a refund and a violation fee of up to $200, plus any additional damages.
Any attempt to block or disable the camera will result in the cancellation of your stay without refund.

Occasionally, certain amenities (hot tub, pool, electric, water, etc.) may be unavailable due to maintenance or severe weather. Unfortunately, no refunds can be issued for these rare events.
